Scope of Experience

Patrick Palmer is a Principal and the Director of Retail Services at NAI Columbia, specializing exclusively in retail real estate across the Southeast, with a primary focus on landlord representation for shopping centers. With more than 25 years of industry experience, Patrick leads a team that currently represents over 1.1 million square feet of retail space, holding the largest market share of landlord-represented retail properties in South Carolina.

Before joining NAI Columbia, Patrick was President and Broker-in-Charge of IAP Company, a family-owned real estate firm with more than five decades of development experience in Columbia. His deep roots in the region and strong developer perspective enhance his ability to position and lease properties strategically.

Patrick has been an active member of ICSC since 2000 and earned the prestigious CCIM (Certified Commercial Investment Member) designation in 2006. He has served on several national CCIM committees and currently holds a seat on the CCIM National Board of Directors.

From 2003 to 2017, he served on the Richland County Planning Commission, chairing the body for six of those years. Recognized consistently for his performance, Patrick has received multiple “Leasing Power Broker of the Year” awards, most recently in 2023.

Background & Experience

Patrick earned a Bachelor of Science in Business Administration from the University of South Carolina. He now serves as an Adjunct Professor at the Darla Moore School of Business, where he teaches Commercial Real Estate classes.
